What Requires a Permit for Kitchen Remodeling in Palo Alto

Most contractors say "we handle permits" and leave it there. Here is what actually triggers a requirement under the City of Palo Alto Building Department.

  • A building permit is required when any load-bearing wall is removed, the kitchen footprint changes, or structural framing is altered.
  • An electrical permit is required when the panel is upgraded, new circuits are added for a cooktop or dishwasher, or lighting circuits are rewired.

Eichler Homes, Craftsman Homes, and Older Palo Alto Layouts

Eichler homes in Barron Park and Greenmeadow use post-and-beam construction. There are no traditional interior load-bearing walls — the roof load sits on the beams. Many contractors from outside Palo Alto do not know this and quote layout changes that are not structurally possible. Eichler slabs also frequently contain radiant floor heating, which limits flooring options and requires careful assessment before any penetration is made.

Craftsman homes and 1960s construction near University Avenue and College Terrace have traditional framing — load-bearing walls exist and must be assessed. Older electrical panels in these homes often need upgrading before modern appliances can be added.
